Annual Roof Inspection Checklist

For the Caliber inspector to complete on site. Blank fields are not findings. Mark every item Observed / Needs attention / Not inspected / Not applicable, with notes and photo references. Homeowners should not climb onto a roof to complete this checklist.

2. Safe access and limitations

Record access method: roof surface / ladder at eave / ground / other: __________

Record slope, height, wet or fragile surfaces, obstructions, and any reason roof access was unsafe.

Identify every uninspected slope or component. Do not infer a satisfactory condition for inaccessible areas.

Attic or interior observations only with permission and safe access; document separately. No destructive testing or structural certification is included.

3. Roof observations

Covering: missing, displaced, cracked, curled, or deteriorated materials; exposed fasteners; visible wear.

Ridges, hips, valleys, and transitions: visible gaps, deterioration, debris, or displaced components.

Flashings: wall intersections, chimneys, skylights, and visible edge details.

Penetrations: vent boots, pipe collars, sealants, and other roof openings.

Drainage: visible gutter and downspout condition, debris, discharge paths, and signs of ponding.

Visible roof-line changes or sagging: describe observations and recommend specialist assessment where warranted.

Interior / attic if inspected: visible staining, moisture indicators, and observable ventilation conditions; record limitations.

Possible storm-related conditions: document what is visible without declaring coverage or assigning an unverified cause or loss date.

4. Photo and condition record

Photograph each accessible roof elevation and an overall view; identify slope orientation.

For each concern, include context and close-up images, photo ID, date, location, and a factual caption.

Compare with prior matching views when available. Distinguish new observations, unchanged concerns, and documented completed repairs.

Findings: component / observation / photo IDs / urgency / recommended action / limitations.

Use: no visible concern in inspected area / maintenance recommended / repair evaluation recommended / urgent attention / not inspected.

5. Closeout and follow-up

Explain urgent findings directly to the homeowner and record the communication date.

Record separately quoted work; obtain authorization before repairs.

Provide the report and certificate together. Confirm delivery contact and agreed delivery date.

Record follow-up actions, owner decisions, and the next annual scheduling window.
