How to Compare Roofing Estimates in Coastal NC
Two roof estimates can describe different jobs even when both say “new roof.” Compare the written scope line by line before comparing the total price.

Start with the scope of work
Ask every contractor to quote the same roof areas and explain what is included. A detailed scope lets you spot omissions and ask useful questions.
Removal and deck
Does the price include tear-off, disposal, inspection of exposed decking, and a written unit price or allowance for damaged wood discovered after tear-off?
The whole roof system
Compare the named shingle or other covering, underlayment, flashing, drip edge, vents, ridge caps, fasteners, and manufacturer specifications. A premium shingle alone does not describe the system.
Coastal details
Ask how the proposed system addresses the property’s wind exposure, corrosion risk, applicable code, and any FORTIFIED designation you want. The requirements depend on the house and selected program.

Compare the terms around the work
The lowest number may carry a different schedule, change-order process, or warranty. Get the details in writing.
Time and protection
Ask for expected start and completion windows, weather-delay handling, landscape and driveway protection, debris removal, magnetic nail cleanup, and a final walkthrough.
Warranty and responsibility
Separate the installer’s workmanship coverage from the manufacturer’s material warranty. Ask who performs a warranty inspection and how to make a claim.
Price and payment
Compare deposits, progress payments, financing terms if offered, permits, taxes, and how changes are approved. Do not sign an estimate with blank prices or unspecified materials.

Five questions worth asking each contractor
Use the same questions for each bidder so the answers are easy to compare.
1. What is excluded?
Ask about decking repairs, hidden damage, gutters, skylights, chimney work, permits, and disposal.
2. Which products are specified?
Request brand, product line, underlayment, fastener, flashing, and ventilation details.
3. Who supervises and performs the work?
Know who will be on site, who answers questions, and who handles a problem after completion.
4. How are changes priced?
Request written approval before added work starts and a unit price for likely deck replacement.
5. What happens at handoff?
Ask for cleanup, inspection, photos or documentation, warranty paperwork, and the final payment trigger.
Get multiple written estimates and ask about large differences. The FTC advises comparing the work, materials, completion date, and price rather than choosing by total alone.
