Tell us what you have noticed
Share leak locations, missing shingles, recent storm dates, roof age if known, and any prior repairs. Photos from the ground or inside are useful. Do not climb onto the roof to collect them.
Ask about access

What the inspection covers
The published Caliber inspection includes a visual review of the roofing surfaces, shingles, ridge caps, flashing, penetrations, gutters, drainage, and visible storm damage. Access and conditions determine what can be checked safely.
Roof surface and details
The inspector looks for missing or lifted shingles, granule loss, fastening concerns, worn seals, and vulnerable transitions around vents and walls. A stain inside does not always identify the entry point above it.
Water paths and weather damage
Flashing, valleys, roof edges, and drainage matter as much as the shingle field. After a storm, photos and notes help separate observed damage from age-related wear; the inspection does not determine insurance coverage.
